The MLS, or Multiple Listing Service is an essential part of the selling process to get a property marketed to be seen by as many interested buyers as possible. It is a service provided to real estate agents where they can submit their listings to every other real estate agent working in the area. All of the other agents submit their own listings and they cooperatively do their best to find buyers for all of the properties.
By listing your home in the MLS, you are getting numerous benefits. The people who see your listing are not only agents who are looking for houses for their client, but also potential buyers throughout the country planning to move to the area. Placing your listing in the MLS allows people to search any number of websites and find your home for sale. Agents also have personal real estate websites, which have searches added for the convenience of buyers.
Many people enjoy looking through listings themselves instead of completely depending on the real estate agent to choose what homes they are going to go see. Every agent that adds the search to their site, also has your listing as well. So if you are selling your house for $100,000 and it has 3 bedrooms, every time someone searches under that criteria, your house will appear. It is not only convenient for them, it’s also an extra bonus for you because it only takes one good buyer to get your home into escrow.
Many MLS websites support many other features, where buyers can compare your listing to others, provide virtual tours, statistics, and much more. Agents can also look up listings and send a specific list to their clients by email, or set them up with a portal. A portal is a list of houses that meet their criteria that automatically adds homes to the list as they come on the market. Whenever the buyer goes into their email and clicks on the link, their list comes up with all of their saved homes and new listings that can be added to their favorites. It’s just one more benefit that can put your listing in front of potential buyers.
